Thrippadapuram Pond Cleaning: Request for Donations from Thrippadapuram Residents Association

Dear Fellow OBMers,

As you are aware the Thrippadapuram Residents Association had taken up the cleaning of one of the ponds near Thrippadapuram temple. We had handed over the individual contributions from our residents towards this effort during the beginning of this effort last year. Significant amount of work has been carried out through monetary contributions and voluntary labor from the local residents, in addition to our contributions. Our local Councilor and the Thrippadapuram Residents Association are now trying to generate funds for the next stretch of work. They have reached out to us to help them in this cause.

It will be great if we can all contribute liberally towards this local cause, which will benefit everyone in the long run. If you are interested in contributing, you may please transfer the amount to our association's account online (this is preferred) or hand over the same to our manager (please ensure that you sign in the register in this case).

Annual General Body Meeting and Onam Celebrations on Sunday, Sep 8th, 2013

We are planning our Annual General Body Meeting on Sunday, Sep 8th, 2013 at 10:00am. We will also have our Onam Celebrations after the meeting. The main agenda of this meeting is to elect office bearers for our Association for the next year.

Common Area cleaning and Waste collection - Unavailability of Cleaning Staff

Dear Fellow OBMers,

We are facing a challenge with unavailability of cleaning staff for past few days which may continue for few more days. Of the 3 staff members, one person is admitted in hospital due to fever, another person has skin allergy and hence is discontinuing her services, and the child of the third person is admitted in hospital. We  are exploring alternate arrangements to tide over this crisis. Meanwhile we will appreciate if each one of us could drop the household waste in the designated waste collection area in our premise. Please get in touch with our Manager or caretaker if you do not know where this is.

We regret the inconvenience caused and seek your cooperation to tide over this situation.

General Body Meeting on May 5th, 2013 - Major decisions

Dear Fellow OBMers,

General Body Meeting of OBM owners association was held on May 5th, 2013 in our premises with good participation from owners. 

Major decisions taken in the GB meeting are:

1. Change the current fixed-variable maintenance charges model to same fixed maintenance charges every month beginning April 2013. 

2. Limit renting of flats to Family only. All flats which are currently rented out shall comply by this rule by August 31st, 2013 and moving forward all flat owners should ensure that they rent out their flats to family only

3. Usage charges for Gymnasium has been revised

The minutes of the proceedings and the presentations made (including details of new maintenance charge structure) during the General Body Meeting
are e-mailed to all owners.

HIGHLY IMPORTANT: OBM General Body Meeting on Sunday, May 5th, 2013 at 11:00am

Dear Fellow OBMers,

We hope you are planning to attend the General Body Meeting on Sunday, May 5th, 2013 at 11:00 am in our premises. The agenda for this GBM are:

1. Presentation of the expenses for the 2012 - 2013 period and the budget for the 2013 - 2014 period

2. Revision of maintenance charges and usage charges for common facilities like Gymnasium.

   We plan to move away from the present Fixed / Variable model for maintenance charges to fixed maintenance charges for all flats based on any one  of the below 3 models.

    a. Maintenance charges based on per sft rate, which means maintenance charges will depend on the size of the flat

    b. Same maintenance charges for all flats regardless of the size

    c. Mixed model, which means 50% of the maintenance charges will be based on sft rate and other 50% divided equally between all the 103 flats

3. Stopping rentals to bachelors and corporate guest houses

4. Purchasing of Incinerator for managing non-biodegradable waste

5. Issues / Challenges we face, including the latest one with the builder regarding building tax

We have decided to conduct the next General Body Meeting (GBM) of our association on Sunday, May 5th, 2013 at 11:00 pm in our premises. The main agenda items are:

1. Presentation of the expenses for the 2012 - 2013 period
2. Presentation of the budget for the 2013 - 2014 period
3. Revision of maintenance charges
4. Issues / Challenges we face, including the latest one with the builder regarding building tax

Participation in the previous GBMs have been very poor. We request you all to participate in this meeting as we need your advice and active support in resolving the challenges we face. Looking forward to meeting you all on May 5th.

IMPORTANT: Regarding engaging of cleaning staff for household work

Dear Fellow OBMers,

Many residents of our complex have engaged our cleaning staff for carrying out household work in their flats. Although this has been a mutually beneficial relationship for residents and the staff, of late we have noticed some unhealthy trends and practices from the part of the staff. This is leading to situations which is making it very difficult to maintain a disciplined work environment within our complex.

In the last meeting of the managing committee, we discussed in detail about this issue and have decided to stop the practice of engaging our cleaning staff for carrying out household work within individual flats. Hence we request you all to stop using the services of our cleaning staff for work within the flats by April 20th, 2013. We will instruct the staff not to work in flats after April 20th, 2013. If you want to use their services to meet any adhoc needs, please submit a written request in our office for the same and engage the staff only with the approval from the secretary of our association.

We understand the inconvenience this will cause, but in the interest of maintaining smooth operations in our premises, this is an essential step. We seek your wholehearted cooperation on this.

Note: Owners of all apartments which are rented out, may please inform their tenants of this decision immediately.

OBM X’Mas and New Year celebration on Sunday, 13th Jan 2013

Dear OBMers

Warm greetings to you all from Oceanus Bluemount Managing Committee. Its X’Mas and New Year celebration time in Oceanus Bluemount. The last meeting of Managing Committee has decided to celebrate this year’s X’Mas and New Year in a grand way. We have initiated the celebration mood with star decorations. Dinner and other events are planned for Sunday, 13th Jan 2013.

We are extending a hearty welcome to all of you to be part of these celebrations. We are also requesting you all to give your suggestions on programs and events which will make this celebration a memorable event. For giving your suggestions, please talk to our Manager or reply to this mail. Also requesting volunteers from the community to coordinate various programs and events.

New Manager for our OBM

Dear Fellow OBMers,

We will have a new manager, Shri Vijayakumar T P, to manage the operations of our apartment complex from today. He replaces our current manager, Shri V. Parameswaran Nair, who conveyed yesterday his interest to move on to a better opportunity in Technopark. Shri V.P Nair will be available today and tomorrow to transition his activities to the new manager.

Shri V.P Nair has been with OBM since we formed the adhoc association and started managing the operations within our complex. On behalf of the OBM community, we take this opportunity to thank him for all the services he has rendered to our community. We also welcome Shri Vijayakumar to our community.

We would like to once again remind that, if any one of you have been transferring money to the association through Shri V.P Nair's bank account, you may please stop that practice immediately and use the bank account of our association for the same.
